BEFORE YOU CHOOSE

 

          There’s a lot to consider before you choose your home inspector.  If you make the decision carefully and ahead of time, you’ll have one less detail to worry about during the hectic process of buying a new home.

 

          Before you choose your home inspection professional you should consider these questions:

 

          Is the inspector a certified member of the International Association of Certified Home Inspectors?  Javier is!

 

          Is the inspector experienced in residential construction?  Javier is!

 

          Does the company offer to do any repairs or improvements based on its inspection? (A “yes” answer to this question is the wrong answer!  It could be a conflict of interest!) Javier does home inspection exclusively!

 

          How long will the inspection take? (The average time is approximately three hours; anything less is not enough time to do a thorough inspection!)  Javier’s home inspections are thorough and detailed!

 

          How thorough is the inspection?  Does the inspector use all the required technical tools including moisture, electrical, carbon monoxide, gas, and water leak detectors to aid in diagnosing problems?  Javier does!

 

          Does the inspector supply a comprehensive written report with detail explanations or a checklist?  Javier does!

 

          Does the report include a summary list of important conditions and more essential information?  Javier’s inspection reports are among the best in the industry!

 

          Does the inspector encourage the client to attend the inspection? (This is a valuable educational opportunity, and an inspector’s refusal should raise a red flag!)  Javier invites his clients to attend the inspection!

 

          Does the inspector participate in continuing education programs to keep his expertise up to date?  As a member of NACHI, Javier works hard to remain up-to-date and informed!

 

And one thing more…

 

          Discovering and assessing defective products or materials used in the construction or repair of your home is beyond the expertise of real estate agents and licensees. Homeowners and buyers should consult appropriate experts. Some products may have been the subjects of class action settlements for which compensation may be available to the home owner.

 

          Property sellers should disclose the existence of any potentially defective products that are known or suspected to be in or about the home. But Buyers should investigate the condition of the home with the assistance of professional inspector before committing to the purchase. If there has been a class action settlement, the seller may need to assign a claim to the buyer in a form provided by the settlement administrator.
